Brookfield, a prominent Canadian alternative asset management company, is preparing to list The Leela Palaces, Hotels & Resorts, according to sources reported by The Economic Times. This move would represent a notable development in India’s luxury hotel sector, reflecting the growing appeal of premium hospitality assets in the country.
The asset manager is currently engaging with financial institutions to streamline the listing process, a strategy that underscores Brookfield’s confidence in The Leela’s market potential and its commitment to enhancing its investment in the Indian hospitality industry. In the past, Brookfield has made significant investments in The Leela, including an initial deal worth Rs 45 billion followed by further funding of nearly Rs 15 billion, summing up to the largest foreign investment in the Indian hospitality space to date.
Founded by the late Captain CP Krishnan Nair in 1986 with the opening of The Leela Mumbai, the brand has since grown to encompass 13 owned and managed luxury properties across India’s major cities and leisure destinations, including Mumbai, New Delhi, Chennai, Udaipur, Bengaluru, and more recently, Kovalam and Ashtamudi in Kerala.The anticipated listing comes after Brookfield’s acquisition of key assets from Hotel Leelaventure in March 2019, which included prime properties in Delhi, Bangalore, Udaipur, and Chennai, as well as a significant land parcel in Agra. This acquisition also involved transferring the Leela brand and associated trademarks to Brookfield for an additional Rs 1.5 billion.
The Leela brand continues to expand, as evidenced by a recent management agreement to open a new hotel in Sikkim, India, by December 2026. This expansion and the planned listing reflect Brookfield’s strategic approach to leveraging The Leela’s established reputation and operational success within the luxury segment of the hospitality market.
This listing not only aims to unlock significant value for Brookfield but also sets a precedent for future investments and developments within the hospitality industry in India and potentially beyond.
