Fife’s Balgeddie House Hotel has been acquired by Smar Hotels & Leisure, marking the company's first foray into the Scottish market. This significant transaction was conducted through an off-market deal by Colliers' specialist hotels team, who invited offers for the 33-bedroom property.
The Balgeddie House Hotel, located on the outskirts of Glenrothes, is a well-established venue known for its spa, indoor swimming pool, and two function suites. The addition of the Nairn function suite, which can accommodate 220 guests, and the picturesque views of the Lomond Hills from its expansive grounds, have solidified the hotel's reputation as a prime destination for weddings and events.
This sale is a noteworthy milestone for Solley Hotels, which now retains only one hotel, the Pitbauchlie House Hotel in Dunfermline. This property is also currently available for purchase, with expressions of interest being managed through Colliers.
Smar Hotels & Leisure, the new owners of Balgeddie House, also manage the Manor Hotel in Exmouth. Sam Surani, a representative from Smar Hotels & Leisure, expressed excitement about the acquisition, stating, "This is a very exciting time for us stepping into the Scottish market. Balgeddie House Hotel is already a strong business with lots of loyal customers using the venue’s facilities regularly. We’re looking forward to seeing how we can enhance the offering for our customers, creating a wonderful experience in the impressive Scottish location.”
Julian Troup, Head of Hotels Agency at Colliers, handled the sale. He highlighted the competitive nature of the transaction, noting that the Balgeddie House Hotel attracted interest from buyers both within Scotland and internationally. Troup commented, "We’re pleased to have managed the confidential sale of another outstanding Scottish hotel asset. The Balgeddie generated competing bids from buyers based in Scotland and further afield as it’s a very well-known hotel and hospitality business in the region. It is an excellent purchase for Smar Hotels & Leisure Limited in their first venture into Scotland.”
This sale is part of a broader trend, with Colliers reporting a 38% increase in hotel transactions compared to the previous year, indicating a resurgence in buyer confidence driven by improving economic conditions. The sale of Balgeddie House Hotel underscores the growing demand for high-quality hospitality assets in Scotland.
For legal aspects, Edinburgh-based firm Lindsays advised Solley Hotels, while Thorntons Solicitors acted on behalf of Smar Hotels & Leisure Limited.
