India's hospitality industry is entering FY2027 with strong demand and rising room rates. However, an important question remains: are hotels converting this growth into sustainable profits, or is revenue becoming the primary measure of success?
According to ICRA's September 2026 industry update, Indian hospitality revenues are projected to grow by 7–9% in FY2027, following 11% growth in FY2026. Premium hotel occupancy is expected to remain at 72–74%.
These figures indicate a healthy market. Yet, revenue growth alone cannot establish whether hotel owners are earning better returns. Salaries, electricity, maintenance, food procurement and booking commissions all influence how much revenue remains after operating expenses.
The industry's own financial projections offer a more nuanced picture. ICRA expects operating margins among its sample of large hotel companies to remain around 34–36% in FY2027, broadly comparable with the approximately 35% reported for FY2026 in its September assessment.
This suggests that large hotel operators are maintaining healthy margins rather than experiencing an industry-wide profitability crisis. But their performance does not necessarily reflect the financial position of independent hotels, smaller properties or businesses carrying substantial debt.
The real issue is whether hotel owners are measuring the right indicators.
Occupancy shows how many rooms are sold, while average daily rate measures the price achieved. Neither reveals the complete financial picture. Owners must also understand operating margins, cash flow, distribution expenses and return on invested capital.
A property that fills its rooms through heavy discounts may generate less profit than one that maintains stronger rates and controls costs. Similarly, reducing expenditure without considering service quality can damage guest satisfaction and repeat business.
India's hospitality growth presents a significant opportunity. But expansion and demand should be matched by disciplined financial management.
For hotel owners, the question is no longer simply how many rooms they can sell. It is how efficiently they can convert demand into sustainable returns.
A growing market creates opportunity. Sound financial management determines whether that opportunity becomes profit.
