Developers in South Florida, including Related Group, Tate Capital, and Rok Acquisitions, have announced plans for The Residences at The St. Regis Bahia Mar Resort in Fort Lauderdale. The $2 billion project, a collaboration with Marriott International, is set to transform Fort Lauderdale’s renowned marina into a luxury destination, bringing a “Monaco-like feel” to the area, according to Related Group's Nick Perez, president of its condominium division.
This ambitious development will occur over two phases across 40 acres of prime waterfront land. The initial phase includes the construction of two 23-story residential towers with 160 luxury condos and a 197-room St. Regis hotel. The complex will also offer a private beach club, upscale dining, and retail spaces, aiming to appeal to both yachting enthusiasts and residents seeking a luxurious lifestyle. The marina will continue to host the annual Fort Lauderdale International Boat Show, a major draw for global yachting aficionados.
Residences within the towers will range from three- to four-bedroom condominiums, spanning 2,600 to 3,550 square feet, with prices starting at $4.4 million. In addition, the project will offer resort residences above the hotel, beginning at $2 million. These units will provide sweeping views of the Atlantic Ocean, Intracoastal Waterway, and Fort Lauderdale skyline, complete with private elevator foyers and wraparound terraces.
Arquitectonica, a prominent architectural firm, is leading the design, while London-based Tara Bernerd & Partners will handle the interiors. The development will feature 88,000 square feet of waterfront commercial space, two resort-style pools, a luxury spa, and wellness facilities. A public park and a 25-foot-wide pedestrian promenade will encircle parts of the property, enhancing the area’s appeal for residents and visitors alike. The marina itself will be upgraded to accommodate megayachts up to 350 feet, further cementing its status as a premier yachting destination.
Jimmy Tate, CEO and president of Tate Capital, stated, “Despite countless obstacles, we never doubted Bahia Mar’s potential. We always believed this project would elevate the entire Fort Lauderdale community.”
Each residence within the St. Regis Bahia Mar will reflect the luxurious standards associated with the St. Regis brand, renowned for its signature service and attention to detail. Residents will enjoy amenities such as a fitness center, private dining rooms, and a media room, among others. The project will also include an app exclusively for residents, providing seamless access to various services.
The launch of sales for The Residences at The St. Regis Bahia Mar represents a significant milestone in Fort Lauderdale’s evolution as a high-end destination. Jorge M. Pérez, Chairman and CEO of Related Group, noted, “With the introduction of The St. Regis Resort and Residences, Bahia Mar Fort Lauderdale, our team is cementing the city as one of the world’s luxury epicenters.”
Douglas Elliman Development Marketing has been appointed as the exclusive sales and marketing agent for these upscale residences.

Oberoi Hotels & Resorts has announced it will open its first UK hotel in London’s prestigious Mayfair district. The luxury hotel, located at 40-46 Brook Street, will be part of the prominent South Molton development. Grosvenor, the real estate company leading the project, secured planning permission in 2022 to restore the 33,000-square-foot, historic building as part of the area’s largest mixed-use development project.
The new Oberoi hotel aims to bring Oberoi’s iconic design and highly regarded hospitality to Mayfair, positioning itself as a leading luxury boutique destination in London. The South Molton project is a joint venture between Grosvenor and Mitsui Fudosan UK, covering 267,000 square feet. In addition to the hotel, it will include office spaces, housing, cafes, restaurants, shops, and community areas. Construction started in November 2023, with all project phases expected to be completed by 2027.
Located in a prime area, the development is projected to generate significant economic benefits for the local community, bringing in an estimated £6.5 million in annual spending. It is also expected to create around 1,000 permanent jobs and provide approximately 450 jobs and apprenticeships during the construction phase.
Rachel Dickie, Executive Director of Investment and Development at Grosvenor, expressed her excitement about bringing the Oberoi brand to the UK, noting that the partnership with such a prestigious hospitality group strengthens the goal of making South Molton a destination of international significance. “Confirming a brand as prestigious as Oberoi Hotels & Resorts for our South Molton project represents a significant milestone for our development,” Dickie said. “We are thrilled to bring the Oberoi experience to the heart of Mayfair.”
Arjun Oberoi, Executive Chairman of The Oberoi Group, highlighted the strategic importance of London for the brand’s international expansion. “Our partnership with Grosvenor marks a significant step forward in our global growth. London has always been a key destination for our guests, and we’re excited to offer our unique style of hospitality in Mayfair.”
Vikram Oberoi, CEO of The Oberoi Group, added that the new hotel in Mayfair would represent the essence of Oberoi’s luxury standards while honoring the character of the iconic London district. “We are delighted to bring the legendary Oberoi hospitality to Mayfair. The Oberoi, Mayfair, will offer an exclusive retreat for guests, embodying the charm of Mayfair with the vibrant spirit of London.”
JLL represented Grosvenor in the transaction, while Johnny Sandelson served as the advisor to EIH London Investments Ltd.
