Transformation of 1970s Edinburgh Office Block into a Modern Hotel Begins

The transformation of Osborne House, a disused 1970s office building in Edinburgh’s Haymarket, has officially commenced. Developer S Harrison has appointed Ogilvie Construction as the principal contractor for the project, which will convert the old office block into a 157-bedroom hotel. This new hotel will feature a residents’ bar, a restaurant, a lounge area on the ground floor, and an outdoor seating terrace.

The project involves partial demolition of the existing structure, the addition of two new accommodation wings at the rear, and the construction of an extra storey above the current building. The hotel is expected to open in spring 2026 and will be operated by European hotel group Meininger Hotels, marking their first venture in the UK.

Andrew Wharton, Project Manager at S Harrison, expressed excitement over the commencement of the project, emphasizing the milestone it represents after several years of planning and securing permissions. He looks forward to seeing the development progress in the coming months.

Grier Edmead, Operations Director at Ogilvie Construction, highlighted the project’s focus on energy efficiency and sustainability. He expressed pride in collaborating with S Harrison and Meininger Hotels to create a top-tier destination in Edinburgh.

S Harrison purchased Osborne House in 2018 and collaborated with Comprehensive Design Architects to develop the plans. The design retains much of the original building structure, aligning with the project's strong sustainability goals.

Located just west of Edinburgh city center, the site is a short walk from Haymarket railway station and tram stop, offering easy access to Princess Street. This development adds to S Harrison’s impressive portfolio, which includes various significant projects in Edinburgh, such as the conversion of the Grade A listed Buchan House into a 72-bedroom boutique hotel for Malmaison.

In addition to the Osborne House project, S Harrison is also working on two student accommodation schemes in Edinburgh and has plans for an £80 million mixed-use development in Leith. This project, known as Ocean Point 2, will include residential units, purpose-built student accommodation, commercial spaces, co-working areas, and amenities.

Ogilvie Construction, part of the Ogilvie Group, brings extensive experience in the hotel and leisure sector to this project. Their collaboration with S Harrison aims to deliver a landmark hotel that enhances Edinburgh's hospitality landscape.
