Viceroy Hotels to Acquire Marriott Executive Apartments Hyderabad for ₹206 Crore

Viceroy Hotels Limited, a Hyderabad-based hospitality company, is set to acquire SLN Terminus Hotels & Resorts Pvt. Ltd., the owner of Marriott Executive Apartments, Hyderabad, for a total consideration of ₹206 crore. The property operates under the Marriott brand and is located at SLN Terminus in Gachibowli, one of Hyderabad’s prominent business and IT corridors.

In a regulatory filing, the company confirmed that its shareholders have approved the acquisition of SLN Terminus Hotels & Resorts Pvt. Ltd. at an Extra-Ordinary General Meeting. The proposed acquisition is seen as a strategic step in strengthening Viceroy Hotels’ premium hospitality portfolio and deepening its presence in high-growth urban markets.

According to company information, a senior executive involved in the discussions indicated that the acquisition aligns with Viceroy Hotels’ long-term plans for asset consolidation and sustained growth. The company has outlined an ambition to expand its portfolio to 1,000 keys by 2030, supported by its current inventory of around 470 keys and the planned addition of approximately 200 keys through an upcoming greenfield project in Hyderabad.

The transaction structure reflects a comprehensive integration approach. Of the total consideration, around ₹105.66 crore has been earmarked for land acquisition, ₹40.67 crore towards the settlement of inter-corporate loans, and ₹59.67 crore for the purchase of equity shares. Upon completion of due diligence and the necessary approvals, SLN Terminus Hotels & Resorts Pvt. Ltd. is expected to become a wholly owned subsidiary of Viceroy Hotels Limited.

Marriott Executive Apartments, Hyderabad, comprises 75 executive rooms spread across nearly 1.65 lakh square feet, along with ample parking facilities and an undivided land share of over 2,400 square yards. Financially, SLN Terminus has reported steady performance, with strong turnover, healthy profit after tax, and a solid net worth, backed by consistent revenue growth over the past three years.

The evaluation of this acquisition comes at a time when the Indian hospitality sector is witnessing a strong recovery, marked by rising occupancies in premium hotels and steady revenue growth despite supply constraints. Industry projections also point to robust long-term potential, with India’s tourism and hospitality market expected to see significant expansion, driven by increasing domestic travel, improved connectivity, and sustained investment activity.
