Barrow House, a Grade-II listed Georgian manor in the Lake District, has been listed for sale at nearly £3 million. This historic property, located just outside Keswick, offers stunning views over Derwentwater and is surrounded by the picturesque hills and mountains of the region. Built in the late 18th century as a private country home, Barrow House was converted into a hotel in the early 1900s and has operated as a youth hostel since 1961.
The estate agent Knight Frank is now seeking a visionary buyer to transform Barrow House back into a hotel. Ryan Lynn, a partner with Knight Frank, emphasized the property's unique potential: “Barrow House is truly one of a kind and a blank canvas for a really lovely, cool venue developed by a purchaser with the right vision. The Lake District continues to attract visitors from across the UK and internationally, and its location close to the thriving town of Keswick adds to its appeal.”
Barrow House retains many of its original features, including ornate fireplaces and cornicing. The property even boasts one of Cumbria’s largest private waterfalls in its rear gardens. The main house is complemented by an adjoining manager’s house and three detached wooden lodges, offering ample space for development and expansion.
The current owner, John Snyder, has cherished Barrow House since purchasing it in 2011. He bought the property to ensure it continued to serve as a hostel, providing children and students with the opportunity to experience the beauty and adventure of the surrounding natural environment. Reflecting on the property’s significance, Snyder shared, “Barrow House is simply stunning. It is a fantastic location surrounded by nature, yet so close to vibrant Keswick – ‘The Adventure Capital’ of the Lake District. The estate deserves the right owner who can appreciate the majesty of the location and the growth opportunity here in the Northern Lakes.”
Plans have already been drawn up for a contemporary extension that would nearly double the size of the property, although planning permission has not yet been sought. This potential for expansion, combined with its rich history and breathtaking surroundings, makes Barrow House an exceptional investment opportunity for the right buyer.

Phulay Bay, a Ritz-Carlton Reserve in Krabi, has introduced two refreshed spaces that bring new energy to the region’s dining and bar scene. The resort has reimagined its signature Thai restaurant, Sri Trang, and opened Pirom Bar, a stylish gin and whiskey lounge set against the Andaman Sea.
Sri Trang now welcomes guests with a warm and contemporary look after a detailed renovation. Its new interiors blend elegant design, custom-made furniture and a homely feel that complements the restaurant’s calm atmosphere. Alongside the refreshed space, Chef Aong has curated a new Southern Thai menu shaped by the coastal character of Krabi. Her dishes take inspiration from local produce like coconuts, herbs, palm sugar, shrimp paste and sustainably sourced seafood. Each recipe reflects flavours from her childhood and highlights traditional preparations that are rarely found beyond this region.
Pirom Bar adds a contrasting mood with its intimate setting on the 2nd floor between Sri Trang and Jampoon. The bar is designed to mirror the shift from day to night, offering a relaxed space for sunset cocktails and slow evenings. Guests can enjoy gin and whiskey creations, handcrafted cocktails and fine Champagnes, many of them infused with Thai herbs and spices. True to its name, Pirom, which means “supreme joy" , aims to spark connection, comfort and memorable conversations.
Phulay Bay will also host an exclusive Four Hands Dinner featuring Christian Herrgesell and Syrco Bakker at Lae Lay, the resort’s seafood restaurant. The special evening will present a six-course menu inspired by Chef Syrco’s Dutch-Indonesian roots and rare ingredients, offering a unique dining moment for guests.
